Debt-to-Income (DTI) Calculator
DTI compares your monthly debt obligations to your gross monthly income. Lenders often look at both a front-end (housing only) and back-end (total debt) ratio.
Front-end DTI = proposed housing payment ÷ gross monthly income. Back-end DTI = (housing + other monthly debt) ÷ gross monthly income.
Uses stated gross income and stated recurring monthly debts. Does not model rental income, bonuses, or non-recurring obligations.
Program-specific DTI limits vary by loan program, automated underwriting findings, and compensating factors. Use as a directional check, not a qualification decision. Read the conventional loan requirements guide for underwriting context.
