How this classifier works

Every year FHFA publishes the County Loan Limit List. We downloaded the 2026 file on 2026-07-29, validated every row, and embed it in this page. When you pick a county, this classifier reads the exact one-, two-, three-, or four-unit limit that FHFA published and compares it to your loan amount:

  • Conforming (baseline). Loan at or below the county limit, in a county that uses the standard or special statutory baseline.
  • High-balance conforming. Loan at or below the county limit, in an FHFA-designated high-cost county, and above the applicable baseline for the selected unit count. Within the applicable FHFA loan-size limit used for conforming classification.
  • Jumbo (non-conforming). Loan above the county limit for the selected unit count. Underwritten to lender-specific jumbo guidelines rather than conforming standards.

The 2026 one-unit standard baseline is $832,750 for the contiguous states, DC, and Puerto Rico. Alaska, Hawaii, Guam, and the US Virgin Islands use a separate one-unit statutory baseline of $1,249,125. High-cost counties in standard-baseline jurisdictions receive higher county limits calculated under the HERA high-cost formula, subject to the HERA statutory ceiling.
