Max total debt = income × DTI cap. Max housing = max total debt − other debts. Max P&I = max housing − taxes − insurance − HOA − PMI. Max loan solves the standard amortization formula for principal.

Program-specific DTI limits, automated underwriting findings, reserves, and compensating factors are not modeled. Use as a directional planning range.
